First, let me say congratulations on finding this property. I am honored to possibly be able to assist you in deciding if this is where you will begin the next portion of your life! I am sure you would like to know what your inspection will cost, as well as exactly what that buys you:
First, you receive two inspection reports. One is a Summary report which includes just issues, big and small. That way you do not have to wade through a lot of peripheral information to identify problems. These are presented with marked up and noted photos of the issues to make them easy to understand. Some of these items you might want to bring to the sellers attention for either correction prior to your purchase, or price renegotiations. Some of these items might be regular maintenance or smaller items that you might not feel you need to concern the seller about. That choice is yours. The Summary is made to where you could hand it away to the Seller's Agent for whatever negotiations you might choose to do and lose no information.
Everything in the Summary report is repeated in the second report, a Full Report, along with all of the general information about your new home.Included here is information about construction method, your mechanicals, etc. The Full Report becomes a valuable handbook on this property. INSPECTION SCHEDULING TIMES
I try to schedule inspections to begin at either 10:00, 12:30 or 3:00. Your arrival time, should you choose to attend, would be one hour later than our scheduled start time. (So 11:00, 1:30 or 4:00) In most cases, you get your reports via email within 24 hours of the inspection.

Although it is not necessary, I do encourage my clients to attend the last portion of their inspections. To better serve you and make this a more informative and enjoyable experience for you, I will arrive earlier and have most of the inspection completed prior to your arrival. This will allow us at your leisure to review all that I have already inspected and finish it together. This will help you get comfortable and familiar with this property. This is for you. I am honored to be a part of such an important event in your life! I am going to give you all the time you need to gain a strong knowledge of the property. If you are unable to attend, I will make extra efforts to detail your report with any little things I might have verbally told you had you been present. I do ask if you are planning on attending to be punctual. I might have appointments after your inspection that I need to be punctual for.
